PLANNING
At RMG, we take a thorough and strategic approach to every project, beginning with a comprehensive pre-application submission and culminating in a fully detailed planning application. Our submissions incorporate all necessary documentation, including Phase 1 and Phase 2 site investigation reports. Where applicable, we also commission detailed assessments such as flood risk appraisals, ecological and sustainability reports, as well as English Heritage and historic building analyses. Financial viability statements are prepared in line with project requirements.

DEVELOPMENT
Welwyn Garden City, Hertfordshire
Rockmount Group acquired a former car showroom through a subject-to-planning option agreement. Planning consent was secured for the demolition of the existing structure and the development of 111 apartments across two blocks, ranging from 3 to 7 storeys. The rezoning of the site from commercial to residential was carefully navigated to align with our commitment to building stronger, more connected communities.
Rockmount is delivering the light gauge steel (LGS) frame through in-house design, manufacture, and installation. Upon completion, the scheme has been forward-sold to a leading social housing provider.
Hatfield, Hertfordshire
A commercial vehicle storage centre was acquired from the freeholder under a subject-to-planning option agreement. Rockmount Group successfully secured planning consent for the demolition of the existing structure and the development of 118 apartments within a single block, rising from 4 to 7 storeys.
Due to the presence of extensive high-voltage underground cabling across the site, close collaboration with UK Power Networks was essential—underscoring our commitment to health and safety for employees, clients, and the wider public.
This scheme represents a full-service delivery by Rockmount Group, encompassing planning, design, construction, and the in-house fabrication and installation of the LGS structure. The development was sold to a leading social housing provider.
Shoreham, Nr Brighton
Rockmount Group acquired a former showroom through a subject-to-planning option agreement. Planning permission was secured for the demolition of the existing structure and the construction of 176 apartments across three blocks, ranging from 4 to 7 storeys. The development also includes 6,000 sq/ft of ground-level commercial space.
Given the site’s proximity to a tidal zone, comprehensive flood risk assessments played a key role in shaping the design—reflecting our ongoing commitment to environmental sustainability.
The site, with detailed planning consent in place, was subsequently sold to a prominent local housing association.
Hindhead , Hampshire
Rockmount Group acquired a former vehicle repair and salvage storage centre under a subject-to-planning option agreement. Planning consent was obtained for the demolition of existing structures and the development of 36 houses, ranging in size from 100 to 220 sq/m.
The design approach was carefully considered to remain sympathetic to the neighbouring Area of Special Scientific Interest and its associated heritage context.
Following the grant of detailed planning permission, the site was sold to a private new homes’ operator.
Norwich, Norfolk
Rockmount Group purchased the site from a private individual on a subject to planning option contract.
Planning permission is currently being progressed and has been submitted for a scheme of 52 units of houses and riverside apartments. The riverside, town centre location of this project was particularly challenging with the design needing to accommodate flood risk assessments and be considerate of English Heritage and conservation status.
We have packaged a deal for the land, planning and build of the site which has been offered to local housing associations and buy to rent operators. The design and construction leverages Rockmount Group’s combined resources, including the manufacture and installation of the LGS fabric.
Hoddesdon, Hertfordshire
Rockmount Group continues to demonstrate its full-cycle development capabilities through the acquisition and progression of a strategic residential site. Purchased from a private individual via a subject-to-planning option contract, the site is currently undergoing planning approval for a mixed-tenure scheme comprising 60 apartments and 32 houses.
A design and build proposal has been presented to a regional housing association, which is actively collaborating with the local planning authority to advance the project. This development exemplifies Rockmount Group’s ability to deliver from inception through to practical completion, reinforcing its reputation for delivering high-quality, community-focused housing solutions.
